Building Permits

The City of North Tonawanda Building Inspection Office ensures that all construction and major renovation projects in the City comply with the New York State Uniform Fire Prevention & Building Code and City of North Tonawanda Zoning Ordinance. The Office reviews building plans, issues work permits, conducts building and site inspections, issues certificates of compliance and certificates of occupancy, and conducts other work in support of the Building Code and Zoning Ordinance. Some projects that require a work permit may also require City of North Tonawanda Planning Board or Zoning Board of Appeals review (see below).

Zoning Map & Ordinance

The City of North Tonawanda Zoning Ordinance establishes allowable land uses in each zoning district identified in the Zoning Map and sets forth requirements for site design, building heights and setbacks, subdivision of land, issuance of special permits, and the administrative processes for project review including review by the Planning Board and Zoning Board of Appeals, among other regulations.

Planning Board Review Process

The City of North Tonawanda Planning Board reviews and approves site plans and requests to subdivide or combine tracts of land. It also reviews and makes recommendations on any matters referred by the City of North Tonawanda Zoning Board of Appeals. In addition, the Planning Board makes recommendations to the City Council on zoning amendments. Some projects that require City Planning Board review may trigger Niagara County Planning Board review and/or New York State Environmental Quality Review (SEQR).

Zoning Board of Appeals Process

The City of North Tonawanda Zoning Board of Appeals reviews and approves requests for special permits, use variances, and area variances, which are exceptions to the Zoning Ordinance.
